<large>Curb Appeal</large>
We recently had discussions with an investor that wanted to sell his small apartment property. I hate to use 'small' when the value is about $1m. It had been listed by 2 previous agents, and not sold. He wanted a quick sale, but the appearance from the street was horrific. Plants overgrown, extremely faded paint, and damaged garage doors. A previous agent told him to repaint the insides, which he did to no avail. Your rents are stable and the tenants are already there. Your paint the insides for the tenants, and the outside for the buyers.
We did some touch up on the front, added some new plants, and relisted the property. We had calls right away on the advertisments. we are now proceeding with a very legitimate offer to purchase from a strong investor.
